Legionella Risk Assessment

Every landlord has a legal duty to assess legionella risk under COSHH 2002 and ACoP L8. Our assessments are lodged to the national LRA Register, providing your tenants and council with a verifiable compliance certificate — and protecting you from enforcement action.

HHSRS Assessment

The Housing Health & Safety Rating System covers 29 hazard categories including damp, excess cold, falls, fire, and electrical risk. As Awaab's Law expands through 2026–27, full HHSRS assessments are becoming mandatory. We provide independent scoring, category classification, and compliance documentation.

Housing Disrepair Report

Independent expert reports for solicitors, housing charities, and tenants pursuing disrepair claims under the Landlord & Tenant Act 1985. Our reports are prepared to CPR Part 35 standards, making them suitable for use in legal proceedings. We accept instructions directly from law firms.

Vigilant Surveys has no contractor ties, no referral commissions, and no financial interest in what remediation work you choose. Our only product is an accurate, honest report.

Social landlords must now investigate and fix damp, mould, and other serious hazards within strict statutory timeframes — 10 working days to inspect, 5 working days to make safe. Independent survey reports are essential to demonstrate compliance.
Expanding 2026–2027
HHSRS Phase 2 & 3
Awaab's Law is rolling out to cover all 29 HHSRS hazard categories — including fire, electrical, and structural risk — by 2027. Both social and private landlords will be affected. Early assessment protects against enforcement action.

Renters' Rights Act
The Renters' Rights Act brings Awaab's Law protections to private tenants. Private landlords who fail to act on damp and mould complaints face financial penalties and mandatory repair orders. Independent survey evidence is your first line of defence.
